Residential Home Inspections

Buyer's Home Inspections

The most important appointment between your accepted offer and closing day. Mark Schumacher inspects the house from top to bottom so you know exactly what you're buying.

Your Best Protection Before Closing

A buyer's home inspection is a thorough visual evaluation of a single-family home's structure, systems and components, completed during the inspection contingency period of your purchase contract. It's your chance to uncover defects, safety hazards and upcoming expenses before the house is legally yours.

Mark Schumacher inspects to InterNACHI's Standards of Practice and then some. With four decades of building experience in more than 40 states, he recognizes poor workmanship, hidden water damage, amateur electrical work and structural shortcuts that a less experienced inspector might walk right past.

You'll receive a clear, photo-documented report that ranks findings by importance, and Mark will walk you through anything you don't understand — during the inspection, after you read the report and while you're negotiating with the seller.

The Big Four Mark Never Misses

Every component matters, but these are the areas that most often drive repair requests and price negotiations.

🏠

Roof & Water

Worn shingles, flashing failures, poor drainage and signs of past or active leaks.

🧱

Structure

Foundation cracks, settlement, sagging framing and moisture in the crawl space or basement.

⚡

Electrical Safety

Panel condition, double taps, missing GFCI protection and amateur wiring.

💧

Plumbing & HVAC

Leaks, water heater age and venting, and heating and cooling performance.

Negotiate From a Position of Knowledge

Buying a home without an inspection is a gamble most people can't afford. A furnace replacement, a new roof or a foundation repair can cost thousands, and those surprises are far easier to handle before closing than after.

A detailed inspection report gives you leverage. You can ask the seller to make repairs, request a credit at closing, renegotiate the price, or — when the findings are serious enough — walk away within your contingency period.

Just as important, the inspection teaches you how your new home works: where the main water shutoff is, how old the systems are and what maintenance to plan for in the years ahead.

What Your Buyer's Inspection Covers

Mark evaluates every readily accessible system and component, including:

  • Roof covering, flashing, chimneys & gutters
  • Siding, trim, grading & exterior drainage
  • Foundation, crawl space or basement & framing
  • Electrical service, panel, branch wiring & GFCI/AFCI
  • Water supply, drain lines & water heater
  • Furnace, heat pump, A/C & ductwork
  • Attic structure, insulation & ventilation
  • Interior rooms, windows, doors & built-in appliances

Buyer's Home Inspection FAQ

When should I schedule my inspection?

As soon as your offer is accepted. Tennessee inspection periods are often short, and Mark books only one inspection per day, so calling early gives you the best chance at the date you need.

Should I attend the inspection?

We highly recommend it. Following Mark through the home lets you see issues in person, ask questions on the spot and learn where important shutoffs and equipment are located.

Can a home fail an inspection?

No — a home inspection isn't pass or fail. It's an objective report on the home's condition. What you do with the findings is up to you and your agent.

Is a home inspection the same as an appraisal?

No. An appraisal estimates market value for your lender. A home inspection evaluates the condition of the house itself — the roof, structure and systems you're about to own.

Is new construction exempt from needing an inspection?

Not at all. New homes can have defects too, which is why we also offer new construction and phase inspections.
