New Construction Inspections

Middle Tennessee is building fast. Mark Schumacher spent four decades on the builder's side of the job — now he works for you, checking a brand-new home at every stage that counts.

An Independent Set of Eyes on Your New Home

A new construction inspection is an independent evaluation of a newly built home, performed on behalf of the buyer rather than the builder. From Spring Hill and Nolensville to Mount Juliet and Clarksville, new subdivisions are going up across Middle Tennessee, and a passed municipal inspection doesn't guarantee a defect-free house.

Code inspectors check for minimum compliance on a tight schedule, and builders depend on many different subcontractors to get a home finished. Mark Schumacher brings more than 40 years of construction experience to the job site — he's managed crews, read the plans and knows where corners tend to get cut.

Home Inspections by SP&D offers inspections at four key points: a complete new construction inspection, a pre-drywall inspection while the framing and systems are still exposed, a final walk-through inspection before closing and an 11th-month inspection before your builder warranty expires.

Inspections for Every Stage of the Build

Book one phase or all of them — each is timed to catch problems while the builder can still fix them.

New Doesn't Always Mean Done Right

Fresh paint and new carpet can hide a lot. Missing insulation, crushed ductwork, improperly flashed windows, reversed plumbing connections and unsupported framing are all problems that show up in new homes — and many become impossible to see once the drywall goes up.

Catching defects during construction or before closing puts the responsibility where it belongs: on the builder. Every finding Mark documents gives you a clear, professional record to share with your builder or superintendent.

Your new home is likely the largest purchase you'll ever make. An independent inspection is how you make sure it's built the way you're paying for it to be built.

New Construction Inspection FAQ

Why do I need an inspection if the city already inspected my home?

Municipal inspectors verify minimum code compliance and often have limited time on each house. A private inspection is far more detailed and is performed solely for you, the buyer.

Will my builder allow a third-party inspection?

Most builders do, but some have specific rules about scheduling and access. Review your purchase contract and let your builder know you've hired an inspector so the visit can be coordinated.

Which phase inspection is most important?

If you can only choose one, many buyers pick the pre-drywall inspection, because it's the last chance to see framing and rough-ins. The final inspection before closing and the 11th-month warranty inspection are also highly valuable.

Can you inspect a home that's already finished?

Yes. Our new construction home inspection is designed for completed homes, whether you bought from plans or a builder's spec inventory.
