Watertown's brick town square, excursion trains and famous Mile-Long Yard Sale give it real small-town charm — Mark Schumacher makes sure the house you love here is sound.
Watertown is named for Wilson L. Waters, whose store became the post office in 1845 and whose mill and blacksmith shop anchored the early town. The railroad arrived with a depot in 1885, and after a 1903 fire destroyed many wooden buildings, the town rebuilt around the brick square that still defines it. About 1,550 people live in this eastern Wilson County city today, and visitors come for the Mile-Long Yard Sale and the Tennessee Central Railway Museum excursion trains from Nashville. Homes include older houses near the square, mid-century ranches and farm properties on the surrounding land, where wells and septic systems may be present. Watertown is southeast of Hendersonville, out past Lebanon.
SP&D is owned and run by Mark Schumacher, who conducts every inspection without handing anything off. He is Tennessee-licensed under #1374 and an InterNACHI Certified Professional Inspector, and his more than 40 years in construction across 40-plus states included projects for Jack Nicklaus and Ralph Lauren Polo. With over 1,500 inspections completed and only one booked per day, Mark can give a century-old Watertown house and its later updates the time they deserve.
Watertown clients value a calm, thorough inspector who explains each finding and stays reachable afterward. Qualifying inspections come with a 90-day home warranty and a 5-year roof leak warranty, and there's a discount for veterans, teachers and first responders. "Mark Schumacher from SP&D is by far the best home inspector I've had the pleasure of dealing with. Having him inspect the home we were about to buy was the best decision we made. He was so thorough, and detailed. He saved us from unexpected costs, pointing out issues that might've been overlooked by other inspectors. He answered all my phone calls, even on weekends, and fully explained all the issues. I would highly recommend him to anyone thinking of buying a home, to protect yourself with the best. His knowledge and experience is second to none. We will definitely use him again in the future."

"Mark did an excellent job. He was extremely thorough with great attention to detail. We had a poor experience with an inspector the last time we bought a home, so it was very important to us to feel confident that things were being handled in the best way possible. Mark was wonderful and took the time to go over every inch of the house with us and explain the things he'd found that needed attention. He was happy to answer our questions and was extremely knowledgeable about the subject matter. I would recommend him to anyone who is thinking about buying and needs an inspection. Thank you, Mark!"
